Purchasing property in South Africa:

There is no restriction on Non-residents purchasing property in South Africa subject to certain procedures. Non-residents may also sell the property at any time and repatriate the proceeds without restriction, but South African Capital Gains Tax is applicable on any profit made on the sale. This is based upon 25% of the profit being taxable at the marginal income tax rate, currently 40%. Mortgage bond facilities are available to non-residents for a maximum 50% of the purchase price. The balance must be paid in cash. Non-residents need to apply for temporary residence status to reside in South Africa for more than three months at a time. This can be extended for two further periods of three months providing a maximum period of nine months, which is suitable for most non-residents who wish to reside in South Africa for a number of months each year. Retirement Permits, providing permanent resident status are also fairly easily obtainable and because of the strength of hard currency versus the South African Rand, the financial qualifying criterion is easily attainable. Full details of all requirements will be provided through our legal advisors to interested parties on request by contacting us at Non-residents purchasing property will also be referred to expert legal advisors who will ensure that the process is correctly managed.
